The Voids Ordering Schedule is a new approach for controlling quality and costs on void repairs.
It consists of the contract, the specifications, a model void lettable standard and a schedule for all void repairs. Besides an exhaustive list of potential repairs to bring a property up to lettable standard, The Voids Ordering Schedule applies clever budgeting.
Any of the property types should be brought up to lettable standard for a fixed sum. However, when extra repairs are needed, these are allocated to the correct budget -- saving money for day to day maintenance. Repairs caused by tenants actions or inactions are allocated to the tenant recharge budget. Capital works which can be allocated to the Asset Management budget, such as improvements to bathrooms, kitchens, or insulation, are also correctly allocated. Unexpected and planned maintenance items are treated as Void extras.
Contractors can do their own inspections, based on the lettable standards specified. They are clear about the work to be done and the standard of work required. Managers are clear about where money is going, making costs predictable and rechargeable where relevant.

House: Co-ordinate gas cap off at the gas meter to prevent gas from entering the supply. Carry out a Domestic Periodic Inspection to the electrical installation and provide a report prepared by an approved technician of NICEIC, ECA or similar approval. Complete a visual inspection of the building fabric and components to confirm that the property is fit for purpose. Undertake full pre-occupation clean. Undertake all basic works as described in void lettable standard, electronically schedule against the schedule of rates, all void extra works, tenant recharge works, and decent homes works, identified from inspection, prepare all reports for maintenance officer, take digital photographs, and forward schedules and photographs within 24 hours of inspection including notifying anticipated date for completion of all works
The Voids Ordering Schedule is formulated into building elements eg Kitchen, Bathroom etc to eliminate misunderstandings. It is based on January 2008 costs and backed by standard minute values.
