PURPOSE

Facilitates clients' customer services staff to order repairs and maintenance. It is a compact schedule, each item having both a time (evaluated in 15 minute slots) and cost value, specifically designed to be used with job planning and appointment scheduling systems and PDA software. Can also be used to tender repairs and maintenance works contracts utilising the tender and contract documentation.

SUPPLY OF DOCUMENTATION

The M3NHF Schedule of Rates comes as a book, and therefore, does not attract VAT. We also supply the data on electronic files, for loading in to housing management System. These files do attract VAT at 20%, so your order will show VAT on the electronic file processing and on the annual support licence.

OTHER FORMATS

The M3NHF Schedule of Rates can be supplied in a ready format for Orchard Housing management and maintenance IT systems.

DIAGNOSTICS

The M3NHF Schedule of Rates can be switched on in M3Locator Plus to facilitate repair takers to diagnose and order repairs.

STANDARD MINUTE VALUES

A file containing the labour rate, standard minute value, standard hours, total labour cost, total material cost etc. is available for purchase for this module in addition to the time values held against each Schedule of Rates item.

This is an averaged standard output time, from arrival at the property and establishing what the job is, to time on departure having cleaned up.

The SMV file gives a full breakdown of the base rates into headings including labour (with a full build-up), materials, vehicles, specialist costs, prime cost sum allowances, overheads and profit.

This file can be edited to allow subscribers with DLOs to rebuild their own base rates, to reflect their known costs.

The SMV file is also used by a substantial number of subscribers for:

  • Job scheduling and planning operatives' workload
  • Basis of bonus and profit share schemes for operatives
  • Appointment making, including guidance for advising customers on how long an operative is likely to be at their property.

ROS Mapping

The ideal solution for instances when you need to simplify the diagnostics/ordering process and use the full NHF Repairs and Void Ordering Schedule to reflect the actual works undertaken.

The ROS Mapping file has two components:

  1. For each ROS code: lists all the possible relevant NHF items.
  2. For each NHF code: maps the suitable ROS item (including choices where applicable).

Benefits of the process

  • Simplifies works order raising using ROS’ reduced number of composite SOR items.
  • SMVs supplied by default - evaluated in 15-minute intervals to aid planning and appointment booking systems.
  • Operatives vary the job to reflect the work undertaken using the more detailed NHF SOR items. This gives more accurate costings and a more detailed history of the works undertaken for future analysis. E.g. aiding preventative maintenance.
  • Saves users from having to map between the two products themselves.
