NHF Schedule of Rates

NHF Schedule of Rates is used by 330 social landlords because it fully and comprehensively defines all the repair jobs commonly needed to maintain social housing. This clear definition, coupled with the fact that all major maintenance contractors in the UK are familiar with the schedule helps control maintenance costs and standards. As the industry standard the Schedule offers subscribers excellent benchmarking tools and a broad base of comparables. It has everything needed for day to day and void repairs.

It is a composite schedule of rates which fully defines the work and cost of each repair job for residential dwellings. It includes contract conditions and trade preambles as well as short descriptions suitable for a repair history, medium descriptions to go on a works order, and long descriptions for tender documentation.

NHF Schedule of Rates contains over 2,000 items, but this list can be tailored to your own requirements. The Schedule integrates with all commonly used housing management systems. The Repairs Ordering Schedule has around 200 items and is designed to suit those wanting a shorter schedule for repairs ordering, with more composite items.

Contractors and consultants doing work for a customer that has purchased the NHF Schedule of Rates (or related products) do not have to purchase their own copies. Once they have signed an “Extension of licence” agreement, or obtained a Contractor sub-license number by accepting the terms of the Contractor Confidentiality Agreement, the client can give them copies of the product for use exclusively on work they do for that customer.

Many organisations buy the pocket editions of the NHF Schedule of Rates for day-to-day use: A5 spiral bound books, colour coded by trade for easy reference.
