Planned maintenance - Foremaster

Planned maintenance module (Foremaster) provides source documentation for planning, specifying and estimating the costs of:

  • Stock re-investment
  • Planned maintenance and improvements
  • MRA works
  • Compliance with Decent Homes Standard

Planned maintenance module is in a similar format to the NHF Schedule of Rates, and uses job codes based on the NHF Schedule but distinct from them. It specifies all the work items you would expect to do under a major repairs, planned maintenance or reinvestment contract. Work items are costed as if they were part of a larger contract, with their expected life cycles.

The module can be used as a library for bills of quantities, and is designed to act as the standard library for:

  • The planned maintenance modules of integrated housing management systems
  • Stock condition packages
  • Hand held data collection systems such as Pocket Stock
  • Option appraisal systems

The planned maintenance module provides the life expectancies, life cycle costings, renewal, repair and improvement costs that are essential for forecasting the demand for major repairs to your stock. It includes the lives and costs for broad-brush items such as "rewire a 3 bed flat" that can be used to assess the resources required to maintain your stock in tenantable condition as well as for more detailed components such as central heating controls.

As it comes complete with model contract terms and conditions it can be formulated into tender documentation for a measured term contract for a variety of works including planned maintenance, major repairs, acquisition and repair, and housing initiative schemes.
