These provide performance specifications and schedules covering every aspect of cyclical maintenance, and come complete with contract documentation. Separate modules are provided for:

Planned Maintenance (Foremaster)

This module provides source documentation for planning, specifying and estimating the costs of stock re-investment, planned maintenance and improvements, MRA works, and compliance with Decent Homes Standard. It is ideal for use by procurement consortia for ordering, recording, and assessing the value for money of elemental renewal works. Read more

Contract Management Modules

Model Partnering Contract

The Model Partnering Document has been developed specifically to be used as the principal mechanism for payment and performance monitoring under a partnering arrangement, using the NHF Schedule of Rates. It can be adapted to suit a wide range of partnership arrangements.

This module consists of a form of contract based on a traditionally tendered building contract, but incorporating a non-legally binding partnering agreement. The ethos of partnering is established from commencement of the contract, setting out the aims, objectives and aspirations of the various partners. It covers management procedures and amendments to the standard contract conditions to incorporate dispute resolution procedures. A separate KPI framework is included, dealing with the operation of the various project and partnering teams, covering aspects of client and customer satisfaction, quality, productivity, profitability, health and safety and environmental impact. The KPI framework is in addition to the performance targets incorporated in the general terms and conditions of the partnering contract

The NHF Schedule of Rates can continue to be used to benchmark costs under any “open book” arrangement.

Process Mapping

Process Mapping module guides clients through the whole process of letting a measured term contract using the NHF Schedule of Rates, from contractor selection to monitoring and performance review.

The module is an easy to follow flow chart aimed at providing the skeleton of maintenance procedures which can be tailored to each organisation’s requirements. Topics covered include Preparing Tender Documentation, Repairs Diagnosis and Liability, Out Of Hours Emergency Callout Procedure, and Invoicing and Determination, amongst others.
