Locate fault and locate fault and rectify items have been dropped in version 6 of the NHF Schedule of Rates.
Many subscribers had reported misunderstandings about how these items should be treated, particularly with regard to invoicing.
Contractors and consultants may not buy NHF Schedule of Rates directly. It must be provided by the authorised subscriber which will be a social landlord (council or housing association). The schedule can be supplied in hard copy without restriction. If the schedule is required in electronic format, the subscriber must extend their licence to cover the contractor.
Contractors and consultants working with authorised subscribers can however purchase an A5 pocket edition of the Schedule containing the items including medium descriptions and rates. Each book costs £30.

Don't forget to specify which version of the NHF Schedule of Rates you
require.
Contractors can purchase Locator Plus on a different basis from
social landlords. Contractors pay per concurrent user on a volume
licence basis.

Version 6.1 is the latest version of the M3NHF Schedule of Rates.
The evaluative date for M3NHF Schedule of Rates version 6.1 is January 2008.

No. The times in the labour and materials files are for completing the job once on site. Travel times should be added in "padding". Travel and other non-productive time should be taken into account by the contractor when calculating the % uplift
NHF Schedule of Rates Version 6 has just been released in 2008. You can read more about the changes in release 6 here.

The labour and materials files (SMVs) are available for purchase to NHF Schedule of Rates subscribers. You can select them from the NHF Schedule of Rates menu on the order form. You can place an order there, or just get a quotation.

No. Unfortunately M3 Housing is not geared up to receiving credit card
payments. We can receive payments by cheque or bank transfer only. You
will always receive an invoice with VAT if appropriate.
Generally it is found to be unhelpful to focus on any particular NHF
Schedule of Rates item. Schedule items are deemed to include everything
necessary to do the job. The contract says:
Each item in the Schedule of Rates is intended to represent the
entire work content of the particular repair and or maintenance in
respect of the subject of the Schedule of Rates item and the Contractor
is deemed to have included in his percentage adjustment for all
ancillary items not specifically referred to in the Schedule of Rates
item but are necessary to achieve the particular repair or maintenance
of the Schedule of Rates subject.
For items that need clarification, you should refer enquiries via the subscriber.
Version 6 was a complete rewrite of NHF Schedule of Rates. Changes in construction methods, materials prices and labour were all reviewed. New legislation and good practice have been integrated. The Schedule has been simplified and streamlined. As a very broad brush indicator, generally version 6 reflects the high levels of wage inflation in the sector (36% in 3 years)
Licences for Locator Plus and NHF Schedule of Rates are completely
separate. Locator Plus will not come with NHF Schedule of Rates unless
a separate licence or licence extension has been obtained for the right
to use it. Each product is subject to the terms and conditions of its
own licence agreement, obtainable from M3 Housing.
