Locate fault and locate fault and rectify items have been dropped in version 6 of the NHF Schedule of Rates.
Many subscribers had reported misunderstandings about how these items should be treated, particularly with regard to invoicing.
Many partnering organisations use the NHF Schedule of Rates. There is a special partnering contract for use with the NHF Schedule of Rates. Version 6 has been specially updated to emphasise partnering.
There is no single current percentage uplift or discount for the M3NHF Schedule of Rates because contracts vary in nature, stock profile and are also influenced by regional differences and market conditions, it also depends upon which Version (4.2, 5, 5.1 , 6 or 6.1) is being used by the Clients.

No. The times in the labour and materials files are for completing the job once on site. Travel times should be added in "padding". Travel and other non-productive time should be taken into account by the contractor when calculating the % uplift

Approximately 500 items have been removed or amalgamated. Scaffolding is a seperate matrix priced by contractors. Right to repair items are now flagged.
We do not deal with queries raised by contractors. Any queries or disputes between client and contractor should be agreed between the two parties. Our relationship is with our subscribers, so any communications should go through them.
We do not generally conduct debates about the price for individual items. Schedule items are deemed to include everything necessary to do the job.
Each item in the Schedule of Rates is intended to represent the entire work content of the particular repair and or maintenance in respect of the subject of the Schedule of Rates item and the Contractor is deemed to have included in his percentage adjustment for all ancillary items not specifically referred to in the Schedule of Rates item but are necessary to achieve the particular repair or maintenance of the Schedule of Rates subject.

The labour and materials files (SMVs) are available for purchase to NHF Schedule of Rates subscribers. You can select them from the NHF Schedule of Rates menu on the order form. You can place an order there, or just get a quotation.
Version 6 was a complete rewrite of NHF Schedule of Rates. Changes in construction methods, materials prices and labour were all reviewed. New legislation and good practice have been integrated. The Schedule has been simplified and streamlined. As a very broad brush indicator, generally version 6 reflects the high levels of wage inflation in the sector (36% in 3 years)
Many members of Procurement clubs use the NHF Schedule of Rates. The Schedule is ideal as a benchmarking tool.
