M3 Housing was formed in 2004 by the directors of Housing Software, Rand Associates and Redsmoke to provide a unique combination of expertise in social housing, surveying and software design. The company also provides an expanded consultancy service through M3 Consultancy LLP.

M3 Housing took over the commercial functions of the National Housing Maintenance Forum, which focuses on advising maintenance practitioners on good practice.
